AGREEMENT AND AUTHORIZATION

Applicant understands and agrees that: (i) this is an application to rent only and does not guarantee that applicant will be offered the Premises; (ii) Landlord, Manager or Agent may receive more than one application for the Premises and will select the best qualified applicant; and (iii) Applicant will provide a copy of applicant's driver's license or other acceptable identification upon request.

Application further shall provide Social Security Number to Landlord for resident screen purposes only and strictly confidental. This report contains information compiled from sources believed to be reliable, but the accuracy of which cannot be guaranteed. By providing the information below, applicant hereby holds the Landlord and its agents free and harmless of any liability for any damages arising out of any improper use of this information:


Applicant will pay upon authorization from Landlord a nonrefundable screening fee of $50 applied as follows:


Applicant authorizes Landlord or Agent to: 1) disclose information to prior or subsequent owners and/or agents with whom applicant has had or intends to have a rental relationship; 2) contact references; and 3) from time-to-time make efforts to update the information provided herein.

Applicant represents the above information to be true and complete, and hereby authorizes Landlord, Manager, or Agent to: (i) verify the information provided; (ii) obtain a credit report on applicant; and (iii) obtain an Investigative Consumer Report (ICR) on applicant. As described in Section II. NOTICE REGARDING BACKGROUND INVESTIGATION REPORTS PURSUANT TO CALIFORNIA LAW attached below, an ICR may include, but not be limited to, criminal background checks, registered sex-offender search, reports on unlawful detainers, bad checks, fraud warnings, and employment and tenant history. Any misleading, incorrect, or false statements may be a violation of various fraud statutes. Landlord reserves the right to pursue applicant by any means legally available for providing misleading, incorrect, or false statements. Misleading, incorrect, or false statements will be sufficient reason for immediate eviction and loss of security deposit.

    *If the applicant will be receiving a government rent subsidy to assist in the payment of rent, such as a Section 8 voucher, applicant may choose to provide lawful, verifiable, alternative evidence of reasonable ability to pay rather than have Landlord rely on a credit report. The applicant shall be given a reasonable time to provide alternative documentation.


II. NOTICE REGARDING BACKGROUND INVESTIGATION REPORTS PURSUANT TO CALIFORNIA LAW

In connection with my application for housing, I--the applicant--understand that the Landlord or its agent may obtain one or more credit report and Investigative Consumer Reports (ICR), which may contain public information, for the purposes of evaluating my application of letting a dwelling. Thus, I can expect to be the subject of ICR and Consumer Credit Reports (CCR) obtained for housing purposes. Such reports may include information about my character, general reputation, personal characteristics and mode of living. With respect to any report from an Investigative Consumer Reporting Agency (ICRA), the Landlord may investigate the information contained in my rental application and other background information about me, including but not limited to obtaining a criminal record report, eviction report, verifying references, work history, my social security number, and other information about me, as well as interviewing people who are knowledgeable about me. The results of this report may be used as a factor in making housing decisions. These consumer reports will be obtained from one or more of the following consumer reporting agencies:


The Landlord agrees to provide me with a copy of an ICR when required to do so under California law. Under California Civil Code section 1786.22, I have the right to:

By signing below, in connection with my application for housing, I authorize the Landlord or its agent to obtain a credit and consumer report from the consumer reporting agencies listed above. I certify that the information provided in this Application is accurate to the best of my knowledge. I acknowledge, understand, and accept receipt of the Screening Fee with Disclosures and the NOTICE REGARDING BACKGROUND INVESTIGATION PURSUANT TO CALIFORNIA.
